Esperanza is a 1,250-acre mixed use development located within and adjacent to the City of Boerne, Texas. This fast growing Texas Hill Country community was recently included in the top 100 places to live in the United States. The planning began with a series of meetings with local stake holders, elected officials and citizen organizations. Through this listening process the design concept developed.
The site was carefully analyzed for vegetation, drainage, wildlife habitat, topography and environmental impact. Land use and development levels were determined with a “low impact” methodology. Large tracts of land were recommended for preservation making “open space” the largest single land use within this new community.
The final development plan looks at Esperanza as an extension of the existing hill county community. This new community would be developed without gates and walls. Instead the community would be interconnected with vehicular and pedestrian routes, large expanses of open space and common community facilities. As an example, the hill tops, which are usually seen as the most valuable residential property, were preserved as open space and connected to the community through a series of switch-back trails. Major collector streets were designed with extra wide easements giving the same visual appearance of the existing rural highways and screening the view to adjacent residential areas.
